I large percentages of us American’s don’t enjoy the picture perfect credit we once regarded with such pride, yet not anymore. I imagine that this credit quandary has damaged the physique of so many people; this extreme damage in our culture alone can be credited to low self esteem and a spiraling of the tide of life for many of these folks. Escalating an attitude of merely, I don’t give a crap anymore, and for anyone on the edge of life, this situation could just push them over the edge. I identify with this downward feeling, my medical bills genuinely marred my credit at a certain instant in my life, consequently, again this is when others take full advantage of us, they embrace the power when our credit gets bad.
For the people who retain ideal credit, they seem to be hold on t firm, still right now and not willing to make any moves subsequent to seeing the tragedy of hordes of their friends, as they watched, first hand, losing just about everything. They have even become paranoid of people stilling their good credit…
Looking to purchase a home with an, ‘Owner carry’ is the way to go right during thes\e present times even if your credit is less the perfect. Generally the owner needs to move, whether it’s a new job transfer, a loss of a job, or many other factors. You come up with a decent down payment, and they will for the most part, carry your loan without checking your credit.
Fundamental they will charge you additional interest then the bank, or what is the going rate. Save for, this issue can be very negotiable, depending on the home. Let’s say you have $20,000, just to come up with a figure. The owner might agree to a $10,000 down payment. You do everything legal, escrow, legal ownership transfer and all paperwork to include your amortization of your monthly payments, including the down payment. Immediately, at this moment this is straight away your home. In this economy many people end up where they can’t make their mortgage payments, and in your legal paperwork, it will clearly state that it will go back to the original owner if the payments are not made in three months. Walla, the original person gets his house back, keeps your $10,000, plus whatever extra cash you put into the house to remodel or improve. Some owners might do this several times because people with bad credit don’t value honesty and reneges on the deal, and the owner is okay with how this works out for him.
I have purchased four houses this way in small towns as well as large nice cities. This is the new way to buy. I made completed my house payments, remodels and sold the home for sometimes double then what I paid for it. Yes, of course there is the traditional way to get a loan, and this is another alternative to making money, or getting a really great deal, and also getting this home if your credit isn’t perfect. My first deal was for $4,000 in Cripple Creek, I made about $35,000 after living in it for 11 years. The second house I put down $30.000 and sold it in two years and made $70,000 and then moved to Palm Springs California, but a great house in a gated community put down 40.000 and in two years sold it for around one hundred thousand. Now, I moved back to the Colorado Rockies and have a house that is dropping in price every day. But, I love my place and I had fun buying and selling there for awhile. I want you to remember this was all done on
“Owner carry loans.”
For now buying and selling is not the purpose, if you’re looking for a nice cozy home to live in this is a great way to get in. You might, in this economy, be stuck with it, but it sure beats paying rent and having crazy people living on the other side of your wall. Good Luck and give it a thought. Love & Peace

Part me just wants to rent forever, or wish I had the cashola. Did you know that the root word meaning to mortgage is death grip. Tis true. could explain the feeling of bondage many of us feel when sunk deep in debt. Well some day I do hope to own my own place I just hate being in debt, and fearful of mortgage. I think you have done a wonderful job laying out these guide lines thank Darlene and best of luck to you.

Buying and selling houses is an exiting, profitable undertaking. I’ve done that 20-26 years ago. For the past six years I am – 3 hours per day – the finance assistant of a property-baron. So…. I know there are more pros than cons in “owner carry loans.” Great hub, darski, voted UP and UP!

Oh I love the first house in the first photo, it's lovely. I'm happy to take out a mortgage on that lovely house. Thanks for the tips on loans and do it yourself mortgages, I think my chicklets and I need a smaller house. Although it will def be hard to leave it we don't need all this space and if I can sell it I'd be set to buy a nice small little cottage!
